One of them I do manage, but a couple of them are clients that they did everything on their own.
And the first one is I had a client who... purchased a property about a year and a half ago.
And I've talked about this property before, but it's an important case study because it's one of the greatest ROIs that I've seen in short-term rentals in the Emerald Coast over the last four or five years, because they purchased this property for $550,000.
And now this couple, the husband, general contractor, builder, he had done a lot of construction, very, very handy.
And he did the entire remodel himself, including adding the pickleball court and the whole works.
He estimated it would be $350,000 if he didn't do it himself, if he had to hire everything out, because he still did hire people.
We're talking well over $200,000 in revenue and they haven't even finished their fall.
So potential that this property is going to probably finish up somewhere around $240,000.
So if you've seen what's happening in Scottsdale, Arizona and Bradenton and even in Asheville, North Carolina, those are some of the big areas.
Disney is a big market that does this, too, where people really take their designs over the top and they really, you know, put a lot of emphasis in the outdoor space.
And, you know, the difference is, is in a place like Bradenton, you're a 10 minute drive to the beach where, you know, in Panama City Beach and in the Emerald Coast, most of the beach houses that are close to the beach are really small lots.
But we do have a small community that has half acre lots, three quarter acre lots, and they're a mile to the beach.
