so to strip it all back you basically bought a house before you sold your current property

And look, I have those conversations with clients where it's, these are the three things you can do.

You can buy first and sell later which is what we did which is that comes with the most amount of risk of course.

You can put your house on the market and then you know exactly how much you can spend and then you can go off and buy something.

or you can sell your house and then like for example if you're moving locations then you could rent in that location make sure you're happy with the schools jobs all that sort of stuff before you commit to a major financial purchase but what we also find happens is exactly what happened to us is that the house comes up that you want to buy before you're ready and

And so as much as I can say like on paper, yeah, the perfect plan would be put your house on the market, sell it, know exactly how much you can spend.

But that would never have happened for us because we were never just going to go and sell a house with nothing to move into because we didn't need to.

It was just that, yeah, this particular property came up in this particular location and we wanted it.

So we have, you're right, Nathan, spoken about a strategy called the safe sale before, which is a different variation on getting from A to B, apart from the ones that you just mentioned there.

So you came to us and you'd already spoken to some other agents which really helped you in sort of do that preparation work, I think.

Naturally, as a mortgage broker and based in a sort of geographical location, I've got a pretty good – pretty good base of relationships with local agents.

And so I kind of put the feelers out once we sort of had an idea as to what was happening and what direction we were thinking of going to get some honest price feedback about where we sit.
