mean as soon as you think it i suppose you've got to know you know for us we kind of as i said i kind of had an idea as to what we could borrow so i knew roughly where we could be in terms of offering and that sort of thing but if a if a person isn't hasn't had those conversations recently with a broker and like i said this came out of the blue for us so it's only because i'm in the industry that i can i've got those tools at my fingertips that i can get in there and work it out uh but for any normal person yeah if you see something that comes up it takes a broker five or ten minutes to if they're an existing client run through that scenario like if we sold for this could we offer that and try to work backwards from there so you can sort of work it both ways either obviously if you look at what the sale price is then you know what you can offer or you base your offer off what your kind of expectations may be with a sale price obviously wanting to be fairly conservative on that side of things
