I, I talked to a few doctors, um, also in my Facebook group, and people go, "Oh, you know, I want to start property developing and-

... and, and renovate and all that." And my question is, "Where do you have the time?"

And, you know, d- what makes you think you're skillful enough to do a feasibility and have the trades and connections-

Um, another type of doctor, many I talk to, they say, "You know, I, I, I don't really know my finances, my budget.

I want to invest." So then they just rely on maybe, uh, a mortgage broker or accountant who may recommend a brand-new off-the-plan apartment, um, for negative gearing benefits.

And then, you know, you're paying too much tax and, you know, these are the common things that were told to me as well, and I almost fell for them as well.

I bought a one-bedroom apartment and tried to do a duplex development early on and all that type of stuff.

Um, but it is funny, like I get some high-net-worth doctors, and we might talk about this a little bit later, where they still ha- they gawk at when you say, like, a fee.

Like, you could literally just work three hours and have that covered, as opposed to losing the next three weeks of every weeknight and not spending time with your friends and family and stuff.

Actually, let, let's touch on that 'cause a lot of doctors come from not a lot of income.
