As a financial guy, I love forecast and probably even more than the forecast.

I like to follow up and see like, hey, how did the forecast or the projection match with reality? So Our listeners will recall that earlier this year, we had you on the show and you shared a forecast from the chief economist of the National Association of Realtors.

To your point, Kevin, there's been a lot of things that had happened since the forecast.

So love to see what you guys are seeing in the marketplace, the buying and selling of residential real estate primarily.
Yeah, I did a little deep dive in before the call just to kind of see, because as you know, different pockets perform different from kind of the national averages.
There's also a pocket of people that can't afford to take much less than they're asking already on the market based on when they bought.
And if you kind of look across the last 50 years, we're in a pretty stable interest rate market, pretty quote unquote fair.
But we're all stuck in the late 2000s up to almost four years ago where we had, I think, the lowest rates and low twos.
So you really have to just reassess your finances, reassess the type of home you can afford.
