And, uh, Joe, I'm gonna start off with you, um, 'cause I know you have a very long history, uh, with NAMM.

Um, and really even before it got started in being involved with the Florida Association, and that's really where, where NAMM started.

And so, you know, we're celebrating August 23rd is, uh, Broker Independence, which is NAMM's birthday.

So I wanna take just a, a minute, if we can, because I know you bring so much history of NAMM, and kind of tell us, go, flash back to '73, what was going on at the time when NAMM was started?

And because at that time banks would not do cash out, they would not do anything other than purchase money and home improvement loans, an industry was born.

An industry was born around consumers who could not afford or get approved by the strict limitations of a bank, whether it was cash out or home purchase or, uh, uh, uh, uh, racial insensitivity.

I live in Miami, and we saw an influx of, uh, uh, uh, Cuban Americans, who are now Americans, and candidly they were not bankable.

And so the whole mortgage broker industry was created as non-bank portals for home financing.

It started out as a business, then it became an individual in certain licensing constructs.

Then all of a sudden we changed the laws under the SAFE Act and we all became originators.

But in those early years, there was no national representation of mortgage professionals, mortgage originators, brokers, broker businesses.

And, uh, Joe, I'm gonna start off with you, um, 'cause I know you have a very long history, uh, with NAMM.
