If you live in an area like I do in California, So they put that entire $100,000, plus more usually, into the down payment.

So you could put all that $100,000 plus some into a property and it still barely cash flows or actually not even cash flow at all.

If you live in an area like I do and you have to spend $700,000, $800,000 on a property, it's definitely not even going to cash flow.

Now, if that tenant moves out, your rental income doesn't go down 30%, it goes down to zero.

And you still have to pay the taxes, the insurance, you still have to pay overhead, and it's usually gonna be a lot more.
