One of your previous questions I didn't answer is, like, who's, who's the right person for out-of-state investing? Um, candidly, I think it'd be everybody, um, at some point, and should be because you need to diversify, and I think it's worth exploring.

But really, the people that, like, if your local market's too expensive and you're beating your head against the wall and haven't taken action because it's too expensive, it's too regulated, it's too taxed, whatever the case is, look at other markets.

If you're a busy professional and, like, you don't wanna manage the property anyways, there's no ad- you know, advantage for you to invest locally, then maybe you should start looking elsewhere and find a place that attaches your, your goals, right? But today's market, you have to be creative to underwrite deals.

it really boils a lot down to supply and demand we see a big population shift down to the southeast there's a significant deficit in housing so a lack of supply we have a lack of 7.2 million homes in the u.s and that's not getting any better there's an affordability crisis We try to be in areas where we're below the median house price point.

So the median house price point is roughly 400K in the US.

We want to be in areas where you can get a brand new four bedroom single family house between two to $400,000.

And that's going to rent out at a high enough number to be able to have positive cashflow at 10 or 12% returns, whatever.

But in addition to that, of course, we want to be paying attention to the economy in that specific area, what jobs are going into that area, having a diversity of industries like we talked about.
