I reckon, man, I'd love for anyone to write in and tell me if you've caught a mackerel, Spanish or spotted mackerel,
7:35
off the break wall.
7:36
So on the Stockton side? It was on the Stockton side.
7:38
Right at the end on the left there, there's a little kick in the wall.
7:41
Yep.
7:42
Yep.
7:42
That's exactly where it was.

22 MINS LATER

I think it was like two-thirds of a cup of salt and a cup, like a packed cup

Wayne Gordon, affectionately known as Coach, was one of those people.
8:39
He poured his life into me.
8:41
He poured it into my wife.
8:43
He poured it into my children, and he poured it into all of Lawndale.
8:47
You know, Lawndale, he, he probably was in Lawndale a couple times a year for the last thirty, forty years.
8:53
And so the people just loving me.
8:54
You know, my office is in the Perkins Center.
12:15
Perkins and the founders forward? Coach offers us some insight.
6:53
What are some tactics that you've got or some advice you've got for investors around, you know, spending the appropriate amount, but not overcapitalizing?
7:01
Yeah, I would say, and again, if you've got a means of doing a rental appraisal at your disposal, then that can be a great thing to do.
7:09
If you've got things that are in generally good working order, like I've said, that $1,500 to do a repaint in some areas might make a huge difference.
7:18
We find like kitchens and bathrooms, they do tend to be, as you said, the places where you can sink a lot of money, but you can also make a big difference to what your rental appraisals are going to be.
7:29
Also, if you're putting a place on the market either to rent or to sell, A potential buyer is going to walk into that house and probably the two areas they're going to focus their most attention on will be the kitchen and the bathroom.
7:41
So they're likely to come in and say, hey, look, yeah, I'm quite keen to buy this place or to rent it.
7:47
But in my mind, it's going to need X amount of dollars trying to fixing up the kitchen or fixing up the bathroom.
8:32
But one of the questions that a lot of investors ask is, should I organize all my trades myself? So should I like, if I'm going to use a builder and a plumber, should I organize that myself? Or should I go through somebody who can kind of organize it for me and use subbies, you know, and go organize the electrician and the plumber, kind of like you guys do? Now, what do you see as the pros and the cons of that?
