And so those should be general, shared by the public, managed by expert people in those fields, restaurateurs, gym operators, amenity operators, and let the companies focus on what the companies do.
14:44
And two things to add to that.
14:45
I mean, one is that last piece Scott mentions is really important for those small businesses I mentioned, right? They're never going to be in a position to provide lunch and a gym and all the amenities that a really big company can.
14:55
And because they become so important to innovation, having those amenities nearby is really important for their ability to compete and their ability to attract workforce talent.
15:03
And the other thing Scott didn't mention, but I think is critical to understanding why just in the past decade, as you mentioned, Tim, we've really seen a change in the way we're thinking about the park is, yes, there has been probably for at least the past 25, 26 years, a clear trend nationally in a preference for more of these environments.
15:19
And we've seen our competitive set move there, but we can't deny the impact of COVID.
15:23
I mean, that really was a major disruptor and why we undertook RTP 3.0 is that just completely changed the game in terms of how people work, how people want to work, and how companies compete for talent and the types of spaces, amenities, workplace flexibility that they provide.
19:34
So that leads us to 3.0 and the massive change of all time to live at Research Triangle Park, right?
