Tim, you want to hit, you want to hit on this question? What's worked? What hasn't for you this year?
18:40
it's been kind of a little over the map, but because the things that have worked the best also have some of the stocks that have weren't the worst but i am always drawn to just what everybody hates just as a curiosity thing and several of the things that worked were um the hotel reet prefer uh the hotel reets like uh pebble brook and diamond rock and all those guys and i i own diamond rock and i own pebble brook and i own park And the preferreds have worked out even better, well, in terms of generating income that I wanted.
19:21
there wasn't like really a catalyst to that per se.
19:24
It was just that these, this goes back to when we talked before about, you know, listening to what management says on conference calls, which Maj, you know, is a huge fan of, and I'm a huge fan of what he does is for a year, these guys have been selling properties for, you know, 12 or 13 or 14 times AFFO.
19:39
And these things were trading for six or seven times AFFO.
19:42
And they're, they kept validating their, premise that we're trading for 50% of what the book value is or what it will trade for.
19:50
And so I love those kinds of things where management teams are telling you one thing and the market just doesn't care, right? So those worked in spite of the fact that the consumer is always weak and interest rates are rising and nobody wants to travel, right? All those things, those were by far, those were up 60 to 80%.

I guess he has something to say about, you know, Matty's ideas as
19:05
But I mean, from my understanding, you actually got your start at Fidelity, like towards the end, I think, of the Lynchian run, you know, correct me if I'm wrong?
19:13
Kind of.
19:14
in the middle, because I got there in 83.
19:17
And, and to be clear, I was on the, so I was one of the first, I've lived in Dallas after I graduated college.
19:23
And Fidelity was hot because of Lynch.
19:26
And then he had George Noble, who was running the overseas fund.
19:30
And you had the OTC and the low price guy.

How do you marry those two concepts of thinking, you know, from the investor side of, like, talking to management teams as – You know, just to help them get into that mindset of the type of one-on-one that they're also having with the thought of, all right, now analyzing this board as well and seeing, you know, if they are real, you know, protectors of shareholder value or their incentives are aligned.
