2:32
Mm-hmm.
2:33
So we're gonna, we're... [laughs] Today I have, uh, David Normand with me with Vendoru.
2:39
Uh, he is a 20-plus year veteran in property management.
2:43
He's gonna jump in here in a minute and introduce himself.
2:46
But I just kind of wanted to set the stage for what today's episode is going to be all about.
2:50
Now, we normally talk a lot about buying and selling property management companies, although I do believe this has a lot to do with it.
2:56
But the main premise of our episode is really going to be dispelling the myths of AI and kind of getting to the root of what AI agents really are and what we're talking about at conferences or online or all the places in between about saying, "Hey, I'm gonna have this AI agent come in and help me," or, you know, take a place and do admin stuff, whatever it is.

6 MINS LATER

8:55
Yeah.
25:02
Like now, I don't want to attribute like positive or negative, right? But like there's a group of, hey, we're looking to feed and there's a group of people that are like, hey, I want to get ate, you know?
25:11
Right.
25:11
Well, yeah.
25:13
And I mean even if you – yeah, feed and eat.
25:15
But even at the same time, like as a seller, like somebody who is looking to sell.
25:19
So when you're looking to sell in 2027, get yourself to a conference.
25:25
And shop around because as a seller, you actually hold the cards.

20 MINS LATER

45:38
So property management companies will be separated into marketing themselves in two buckets, price and advice.
28:40
It's so good.
28:41
And I work primarily with men, actually.
28:44
You know, I have some female clients, but mostly men.
28:48
And so I really...
28:49
I guess for me, it's just a matter of like, you know, really fine tuning my messaging and really wanting just not taking any client.
28:57
Like, I don't want to chase.
28:58
I never want to chase money.

5 MINS LATER

34:05
Yeah.
JenHOST
24:53
who's been
24:54
messing up.
24:56
A hundred percent.
24:57
Yeah.
24:57
I'm like, give me your like more problems, the better for me.
25:01
Now, if you don't have that, but at the same time, you could look at it too and say, okay, well, I could buy something like that and know that there's like people out in the, in the world that could come in and I could pay to make things better or give me some processes or even maybe possibly even look into like doing a franchise.
25:20
So anyway, there's, there's lots of options there.

14 MINS LATER

JenHOST
39:23
and communicating
4:24
That's how I kind of think about it.
4:26
That was so beautiful.
4:27
That was perfect.
4:30
Ditto.
4:30
No, I'm teasing.
4:31
Um, so I would say, you know, influence, I feel like that word has been tossed around, you know, and it's changed a lot for me, you know, in the very beginning of my career, you know, many years ago it was, um, You know, I was influenced maybe even maybe not by the right leaders.
4:46
So just kind of over the years, really finding finding myself.

19 MINS LATER

24:15
So I think each of us just depending on backgrounds, belief systems, our own stuff like there's another layer of the onion to peel back but for both of you who have navigated this gotten to the other side of it and are still navigating other levels of this what did that permission and what has it looked like for you especially coming from a male-dominated corporate fast-paced world into this place of really owning and part of your authority is like is owning this identity piece so much I
1:32
Tell us how you got involved in this wild world of property management and how you got to where you're at right now.
1:37
Yeah, for sure.
1:38
Okay.
1:38
So it's on year 22.
1:41
So I'm going to do super surface level.
1:44
If anybody's really super interested, they can go to my LinkedIn or website and read all the fine details.
1:50
But I got recruited 22 years ago.

6 MINS LATER

7:57
What do you think has caused that momentum and what's sustaining the excitement right now in that space?
speaker_0NARRATOR
8:33
That's when capacity actually starts to show up.
8:36
other thing that i was like we were so blown away by was the little things that in the past we may have sent someone out there for no reason when there's some of the troubleshooting that is done through the like the text messages exchanges like for example a garbage disposal stopped working and the AI asks the half the time the resident has no idea they think they're talking to a real person have the tenant take a picture of the garbage disposal and once it has that picture it knows the vendor and exactly how to you know Maybe it's, you know, at the bottom, there's this hex screw that you just have to turn a couple of times and that will unclog it.
9:17
Dude, I think there's been like three times that that's all the issue was and it was fixed.
9:22
And we just woke up in the morning.
9:24
We're like, oh, dang, we had a maintenance issue and it was fixed already.
9:27
And we didn't even send someone out.
9:29
That's awesome.
