Sophie Anapliotis - How to Make Money In Victoria: A Cashflow Case Study
15:00

Joe TuckerHOST
How can we do that stuff? How can we increase the yield, increase the value, and get a return? But how do you think about it, Sophie?

Well, the majority of the properties that I've been managing have been, and the investors that have been coming in, they're buying stuff in the affordable range, right? So it's sub 700.

But when you're looking at different areas, you can get a renovated property in a not so great area, um, or you can get a property in a really good area, and it's going to need some work.

So we have fallen into this, um, bit of the market where there's been a lot of, "Hey, I'm gonna buy in what I can afford, but I'm gonna have some cash set aside, and we're gonna do some renovations to create that uplift." So whether that's equity uplift for them to be able to continue on their journey or whatever their structure looks like, if they need to borrow or whatever that looks like, or, um, how do we get it rentable for the market? Because right now, if we put it online and it's comparing to what people expect to see in this market, it's really not gonna, it's not gonna do much.

So what do we need to do to actually get it to the suburb's market standards? And then what can we do to actually get the most rent as we can out of it? So that, the, the journey's been different for everyone because we've been doing some that are, you know, $7,000 turnaround, paint, you know, a bit of a lick up, and it's ready to go.

Um, and then some have been putting capital in of $60,000 to be able to do conversions, um, and that sort of thing as well.
