So talk us through what's on the horizon.

So we officially launched actually Estate Agency X as its own company brand.

We've been running that since about 2018 through, you know, we originally started, Mark originally started with like 25 people in a room at the 8 Club and it was just talking about bringing outside industry ideas into a room full of estate agents to get them to think a little bit differently about their business.

And obviously that's growing and growing and growing.

And now obviously our last event was about 170 in total.

I think we had it at the Everyman Cinema in central London.

That's been for the last sort of few years.

Do you feel that kind of wall is coming down slightly and people are kind of going more sort of like a community ruling together sort of angle?
