Because a great deal is something that has a problem where you or somebody else you can bring to it can solve the problem and thereby create value in that

situation.

If I give you a case study, quick.

Two months ago, one of my student friends said, found a vacant 14,000 square foot building.

It was on the market for $1.3 million.

It was a multiple offer situation.

He didn't get awarded the deal, but he sent it to me and said, what do you think about this? I said, look, with the right tenant, this thing is worth $3 million.

And that's why I think it's so interesting the conversation we're having today that expands the aperture, the opportunity for participation into people in these communities.

Do you think that has correlation to commercial or that's two different correlations completely? We're not that affected within the residential side.

I think the real estate market by and large is affected by interest rates.

As you all know, the apartment housing developers are also struggling very badly right now because whatever they invested at 5Cap, 4Cap five years ago, trying to develop new projects or trying to stabilize them, they lost a lot of money because ultimately the real estate game is a very interesting thing.

You have to borrow money at a cheaper rate than your cap rate because cap rate is the interest you receive on the building and you pay the banks and your investors the difference.

And if the interest rates are double from what they were five years ago, four years ago, how do you make the numbers pencil? And so I think the biggest issue right now everyone is experiencing is the, and that's why Donald Trump is so adamant about dropping the interest rates because it's going to help real estate market.

But the inflation ultimately helps the people at the top because people at the top own assets.

But people who depend on salaries and don't have a lot of assets, they will be hurt by the inflation.
