I do a ton of legwork upfront before we even get to touring.

So I'm looking at what are the materials of the home, what are the age of the materials, getting the seller's property disclosure before I even set up a tour, talking with the listing agent, really finding out more about the history of the home and the owners.

And this really has been a game changer.

I have an incredible environmental specialist that I've worked with and who goes on pre-walkthroughs with me.

So once a home has passed that step, my questionnaire and the investigation phase, we then tour it and he will flag, you know, areas of concern.

It really doesn't matter.
