Yeah.

And so we said, "No, we're gonna go all in on golf." And then, you know, having, having had the opportunity to, to go around to some of these regional l- UK locations, um, it just sort of occurred to me that a lot of the best golf tourism destinations were not really well-served by hotels, that a lot of the, a lot of the hotels in these areas were not being properly invested in.

Nobody was doing it at, at scale, and nobody was doing it on a branded basis.

And you've got a lot of affluent people coming over for this once-in-a-lifetime golf trip.

They're not necessarily super price sensitive, and they would rather stay somewhere great than stay somewhere mediocre for a lower price.

And so, um, we literally just started looking around the UK.

What, what other, what other places are available next to world-class golf courses? And the, the, the second one also happened to be owned by McDonald's, so that's, that was the Marine Hotel in North Berwick.
