Yeah, so COVID was a very interesting, as I'm sure we're all aware, test of real estate, I think.

And I liken it really to like a wave hitting a wall because I think that there is a lot of people that I know in particular who went a little too far out and decided that, you know, the end.

So one thing that I really, you know, appreciate about New York real estate city is that the inventory and the level of the inventory, the housing inventory is very high.

And so there are a lot of people that like left either New York City and came out and maybe they went, you know, a little farther than they thought they would.

And they look around and there's not a Starbucks, you know, two blocks away.

And the housing inventory doesn't really look like it looked when you were living in Manhattan.
