And townhouses would be, for example, next to each other over, let's say a long parcel of land, whether it be let's say a road or internally in a complex, whereas an apartment
3:25
would just be built up.
3:26
Yep.
3:27
Correct.
3:27
Yeah.
3:27
And even townhouses similar to apartments.
3:30
It's not necessarily low density versus high density, but it's more so around if you've got the block of land, like you said, they might have them right down the middle of the block.
8:37
Well,
0:00
Property managers explained.
0:02
We've got 15 minutes to make it make sense.
0:05
So let's jump into it.
0:07
Buying your first investment property is a massive decision, but that's only part of the journey.
0:13
After that, you actually have to manage the thing.
0:16
And for first timers, this decision can actually be the thing that makes or breaks their investment journey.

11 MINS LATER

10:56
news is good news, really.
10:59
And that is probably the key piece that a lot of people need to understand when it comes down to what a property manager does.
3:32
once is it broken into multiple payments also is there buyers agents who might charge a percentage based fee instead Yeah,
3:40
yes to all.
3:40
So there are some buyer's agents out there that will charge the full fee upfront.
3:45
And that's something that I definitely want to warn buyers about.
3:48
Well, we've definitely seen it in the news recently, right? Yeah, some pretty large scale buyer's agencies have gone under and they seem to be the ones that are charging the upfront fees.
3:56
so just be very wary of that some buyers agents are still doing that others will charge like myself an engagement fee up front so it's a small portion of the total fee and then the final success fee is once the property's actually been secured so once it goes unconditional and then you've got other buyers agents out there who are generally the owner occupier space they'll charge a percentage so if you're buying something for a million bucks two percent of that is twenty thousand dollars and what would be the reason that they would charge a percentage fee Well, when it comes down to owner-occupier briefs, it is quite difficult.
4:29
You do have to really understand your client, what they're looking for, what their future plans are.

6 MINS LATER

10:36
Do buyer's agents really get access to off-market properties?
15:20
Yes.
15:21
Pete, what about you? I take it back to like the income and the risk profile of Jess.
15:27
So it's pretty solid.
15:28
Whether she's got a $750 surplus or a $2,000 surplus with 10 grand increases over the next couple of years, I don't think that really matters.
15:36
And it does come down to what's going to achieve the most amount of capital growth.
15:40
Because if you can get the right asset and you buy something for six, You're going to get growth on the extra 200K.
15:46
So assuming you can buy right, that to me is the better option because she's got pretty solid buffers.
20:28
was my year with the disclaimer, because let's come back to the reason why we were doing it, which was to grow wealth or depending on her age and life cycle, like there's too many unknowns here, but what the, I guess what the goal was in the beginning, coming back to that, not wanting to live at home for the next 10 years, I don't think is a reality for anyone considering this so there has to be a way for her to achieve both whether it's getting another job or her income increasing there needs to be an exit point or she's moving into it and it's no longer a rental property like i've got too many questions on the unknowns
