And
51:56
without this tool, property managers are left basically recognizing and then trying to have to resolve.
52:02
And if you don't have the time, if you don't have the skill set to do that, which we don't expect property managers to have, right? We don't want property managers to become social workers.
52:12
What we know is that that piece in the middle is where the challenge has been for people.
52:17
So if you walk into a property manager's office and we do this all over Australia, we'll go and talk to property managers and they know where the people on their rent roll are struggling.
52:28
So, recognize is there.
52:30
Respond and how to have that conversation is something that we're working on through some CPD products to help property managers be able to navigate that process of the conversation in order to be able to then make an effective referral.

So tell us, please tell us, what is the Tenancy Skills Institute and what is it that you aim to achieve?
2:42
So look, simply we aim to achieve better rental outcomes for everyone.
2:47
Now, Tenancy Stills Institute is part of a homelessness charity called InCommunity.

And what we saw about nine years ago, we saw that there was this intersection between the work we were doing in the space of keeping people housed and the work the real estate industry was doing.
3:05
So we've been working at that intersection for the last nine years to try and join our sectors together and create better rental outcomes.
3:12
We started through tenancy education, which is why we are the Tenancy Skills Institute.
3:17
And so far, mainly in Queensland, so Queensland has been our primary base for the last nine years.

Is that correct?
9:27
So from an education
9:28
perspective, what we do is we looked at all the areas in tendencies that generally cause tendencies to fail and we provide upskilling in those.
9:35
So it is just like any adult education course, focuses on communication, knowledge of your rights and responsibilities, cleaning, budgeting and living with others.
9:44
And we often say it's a communication course, right? It's around how to communicate and navigate through your tendency.
9:49
The early intervention, that support generally comes in the way of assistance to keep people in their properties.
9:56
All over Australia, there's early intervention services funded by state government, mainly state and territory governments.
10:02
And what we know is that those services, when we talk to them, generally they get referrals Closer to the warrant of possession end.
