yeah how important is it to be and i guess it is important but like from your point of view to be local um when you know i guess when you when someone's designing from auckland or from somewhere else and i know you've worked with architects around the country right so when they're drawing it from somewhere else and you're being local you're understanding like the local area the the the soil the the the you know the surrounding what works what doesn't work um how's that been how important has that been what are some examples i guess of how you've been able to make changes based on like local knowledge

yeah i mean i think that is it is important it's important to know we you know know your environment know the conditions of your environment know how damaging salt and sand can be know what the wind does know what the soil types are you know up here we've got stable sand unstable sand we've got multiple different clay types you know highly expensive soils and then you've got good free top soil in certain places and then a bit of volcanic so you you'd sort of over years get to know the area more and you can actually go to a site and kind of put a spade in the ground straight away and go okay, we need to think about how we're going to design the foundation so that we don't waste half a million dollars here.

There's a lot of value, I believe, in having that local experience and that's where that's beneficial for your designers and your architects and engineers because years and years of working up here now, you can lean back on what you've seen in the past and share that with them and that helps.

Really designing for the harsh environment like salt and sand can be real damaging.

So it's been quite selective with what you use on the outside of the home.

Yeah.

And whether it can be serviced or whether it can't.

Well, I mean, they designed something that could be built.
