what are some realistic strategies for the young people to get their first foothold into the property market?

So I think what I'd say first is don't hold off seeing a mortgage broker because there's a lot of things that young people first-time buyers don't really understand at the start around the things that they should be focusing on.

So I think having your initial discovery call with a mortgage broker might pinpoint some things that they haven't first thought about.

Now, that could be as simple as, you know, have they looked at what they're currently saving per pay? or are they saving it all, or are they just working up and decided that we've got a partner now or a single, whatever it is, and I want to buy a property, and there's no strategy behind it.

So it might be as simple as starting with, okay, what do you earn? Are you living at home? Are you renting? Okay, so what from your pay could you afford to – sorry, hair on my face – what could you afford to save per pay and what does that look like? And also drilling down on what are you currently spending on discretionary and non-discretionary items and what could be cut? And a lot of the time, they haven't even got to that stage yet.

So having those early discussions, then they'll go home and start really thinking about it and looking through what they're actually spending and encouraging them to have a look at their bank transactions to see simple things like, Are you buying lunch every day? What could that save you to add to your deposit? And I guess making a bit of a game plan and sometimes it's, you know, we put it down on paper around, okay, how much deposit do you need and how can we see you getting there in 12 months? And that is just, you know, dissecting how much net disposable income they've got and what of that can be saved and if it's, you know, two people, how much can each person save and bring to the table and And then what does that look like as far as, you know, when they've got a deposit ready to go? If you're lucky enough to have parents who have a property that's not highly encumbered by debt, we can look at parental guarantors or sometimes parental gifts, which do help young people get on the property ladder a bit earlier.

So how do they get past that first home to become a successful investor? How do they start building their property portfolio? What's the step if they've got their own home? What do they talk to you about to get to the next stage? Yeah, sure.
