It's to the point now where
3:57
at the larger end of multifamily, it's a pretty efficient market, not to the extent that a stock market is, of course, because of information asymmetries.
4:04
But everyone's using more or less the same assumptions.
4:07
They're doing the same value-add plans and so on.
4:10
And there's still differentiation by the real great operators.
4:13
But it's a pretty efficient market.
4:15
And there's some just real great landlords out there in the apartment space.

Is the fund two investment strategy similar to fund three, scattered site, Memphis suburbs?

And then how do you go from being a contestant on MasterChef in Season 8 to, you know, opening a food truck out of a shipping container at Eat Street and then to these two amazing eateries on the sunny coast? Did Eat Street come about after appearing on MasterChef?
81:53
Yeah, that was our first, I guess that was our first sort of segue into operating a small business and being in the food scene.
82:05
And, you know, it's one of those things, it's like, you know, sometimes you've got to go and do things to realise that that's not the direction you want to go.
82:13
Yeah.
82:13
And whilst we didn't pursue the markets, it certainly had a lot to do with where we've ended up now.
82:20
It was a fantastic stepping stone and gave us a little bit more clarity about how we wanted to move forward and what we wanted to do.
82:27
And then I guess it was just linking up with a couple of like-minded people like-minded you know young lads on on the sunny coast that are known for quite a while and we we work well together we have the same same sort of vision and um and work their asses off basically to get some young off the ground um and as we sort of had that established and we were seven years into that one we we decided that we wanted to sort of diversify and and challenge ourselves again and do something different uh again producing food that we love to cook and love to eat so Yeah, that's the short version of it.
87:27
I guess what's a trend that you're seeing right now that we at home should be embracing or maybe we should be leaving to the professionals?
