Are we starting to see a shift where climate exposure is directly feeding into behavior and then ultimately credit performance?
8:02
Yeah, I think at a minimum, we're seeing borrower behavior changing because of climate risk.
8:11
And it's a function of people maybe not wanting to buy along the coastline because of bigger hurricanes.
8:20
But it's also not just...
8:23
It's not just along the coast.
8:25
It's bigger thunderstorms.
8:26
It's all those sorts of things in the middle of the country and increased fire risk and so many issues that go beyond just some of the things that we automatically think of like bigger hurricanes and warmer water.
11:50
Finally, when you step back and then look across the trends, rising HOAs, increasing insurance costs, and then the growing climate awareness, where do you see the biggest blind spots for lenders, investors, policymakers?
10:27
What do we need to know about debt consolidation?
10:29
Yeah, well, the people who you're talking about are right in being a little cautious because hard financial times bring out the bad guys in force.
10:41
And there's a lot of people making promises that sound too good to be true, but often are.
10:48
But the truth is, the good news is that there are lots of options out there that are legitimate.
10:57
The number one option, if you are somebody with good credit, is oftentimes a 0% balance transfer credit card.
11:06
Because those types of cards... will allow you to go sometimes nearly two years without accruing any interest on that balance.
11:19
There are fees that come along with it.
15:57
yeah just a reminder of how uh how critical that decision actually is a lot of this all starts with budgeting i talk about budgeting all the time because it is so important and for some people it's a really easy process and it just seems so simple like money comes in money goes out we work within these means but for some people it just really is hard to even set that budget to understand what the monthly plan is Give us your quick tips so we can set this budget and really be on a good path and hopefully avoid becoming part of this really sad statistic.
2:58
Mm
2:58
...
2:58
I am not super thrilled about [laughing] what you just said about, uh, about data science prospects.
3:05
But, but there we are.
3:07
My general advice for this sort of situation is the same as I, as I give in a lot of aspects of money and personal finance, and it's to control what you can control.
3:21
But there are things that you can do to help yourself, whether it's building a new skill set or the, you know, making sure you're up to speed on, on the latest things in, in your area.
3:35
But really, maybe the biggest control what you can control thing is just networking and getting out and meeting as many people as you possibly can.

6 MINS LATER

9:46
You gotta be out of your, out here working at some level," um, I, I think that's reasonable in 2026.
Mac CameronSOUNDBITE_SPEAKER
17:43
Visita tu Lowe's más cercano en East 17th Avenue and Hutchinson.
17:51
We were kinda doing these jams that were super quiet.
17:55
Maybe, and maybe it was, like, because of the time of day, like, we, we were, we were going later at night.
18:01
We, we did a bunch of these sort of ethereal, ambient things that were really minimal, and none of that stuff really made it on the record.
18:10
But-In that way, I would say yes, the, the, the geography affected that.
18:16
But I think also differently from the past, like when we made the last record, we were, like, in two proper studios kind of for the first time, I think.
18:27
And or three.
23:16
[laughs]
35:53
And maybe if you're a doctor you can, but, uh, you can't make sense of those things.
35:59
You can certainly try.
36:00
I mean, you don't have to understand every single thing in that space, but you-- there are things that you can do and that you can understand that can really help.
36:13
Because part of what keeps people from asking for these things, whether it's at the doctor's office or at, you know, with the mechanic or with your IT guy or whatever the case might be, is that they feel that they can't possibly have a conversation with somebody that would be impactful because they don't know enough.
36:37
But the truth is that sometimes it is just about asking somewhat simple questions and, uh, and with medical bills in particular, what you can do is ask the medical provider for an itemized bill of the services that you got and to include what are called CPT codes-On that bill.
37:06
And those CPT codes are essentially to medical services what like barcodes are to products in a store.
37:17
They are, um, industry-wide accepted coding for specific services, procedures, and what have you, and they are the true indicator of what you are getting billed for.

5 MINS LATER

42:47
So if I wanted to do what you're talking about and negotiate with a, you know, cell phone carrier or a credit card company or whatever, you have scripts in your book, but s- give me a sample of how that conversation would go.
