Yeah, so Htag is obviously a data analytics platform in the property investment or property vertical, I would say.

We started about 10 years ago, and we did things a bit differently because, I would say, none of the members of Htag now actually come from a buyer's agent background or mortgage broking background.

They're all either mathematicians or data scientists, apart from me.

So we're property investors before we started Htag, obviously.

So what we do is, you know, we really go deep into the data analytics and s- and we have, like, about 200 different indicators, different methodologies of analyzing ranking markets.

can tell you now that the most money I've ever made was from a house and land package.

Investing in a house and land package, which sort of suggests that that there are different house and land package areas.

You know, I invested in Orem Park in Gregory Hills 15 years ago, and I made 200% of my return.

Why? There was a substantial population growth there.

There was sizable infrastructure spending.

Half a million people moved there.
