I
10:56
mean, the same can be said for, well, so I remember another one, which was proposed at, the south east corner of mill and university asu purchased that back in the 80s originally and michael bronson chilis yeah where chilis was and michael bronson and i worked they hired us to come up with the first strategic options for developing that um but For a variety of reasons, ASU made some decisions that made it undevelopable for quite a long time.
11:35
But there was a proposal to develop a very dense, high-end retail residential project on that corner.
11:45
And...
11:46
On the south end of it was USA Basketball Facility.
11:52
And, you know, I get asked by media many times what I think of some of these projects when they're really notable.
12:01
I'm like, there's no way in God's green earth this can work.

I've been beaten up on.

you know and now it's completely that change and diversify i mean you still do a lot of residential but it is very much you know open market for all kinds of things
34:30
It is, but we have constraints.
34:33
And so back to the comment about restricting data centers, I was talking to Mark Brody a couple weeks ago about data centers.
34:42
He just did a really nice piece on it.
34:45
And I said, I think we need them.
34:49
I would rather have them here than to reject them and try to send them someplace else, especially out of the country, because they're so important to our future.
35:01
And we're far better to have control by having them here than have them go somewhere else.
37:07
Do you guys talk about future trends in the classes?
