Mark, what are your thoughts on the current situation and which way do you think mortgage rates could be headed?

Well, clearly higher rates are not as good for the housing market as lower rates.

But what I think is interesting is when you look at the mortgage applications, for example, that came out today, if you compare this week to the same week a year ago purchase applications are higher this year than a year ago refinance applications are higher this year than a year ago cumulatively we're up 10 relative to a year so i feel like the market is becoming desensitized to mortgage rates honestly

What do you think the Fed should be doing, Mark? At the same time, if they lower things, maybe that could help the housing market, right?

Possibly, but the market is suggesting that if anything, there'll be no change or possibly an increase in rates by the end of this year.

So you could have this scenario where if the markets don't believe that it's economically a wise thing to cut rates, You know, the bond vigilantes come out and they push the long end of the yield curve up and you end up with a higher mortgage, even though the Fed has cut rates.

So are the home builder stocks finally a buy here? I mean, is it the home builders that may benefit here?

Obviously, a new home is essentially what we call a substitute good to the existing home, often a preferable substitute because it's new.

And so you can get a new home with a sub 6% mortgage relative to the existing market.
