so can you talk us through, because do you go, Kat, is it left foot first, right foot first?

So just how big a problem is this out there at the moment, Kat? What's the biggest mistake you're seeing students make when they're under pressure to secure accommodation?

Of course.

Well, it is a problem, I have to say, all year round for all sorts of renters.

But at this time of year, of course, with students, it is particularly rough for them.

And the biggest mistake, I think what you I completely emphasize with it is a short turnaround, right, for you to find your accommodation wherever you got your results back from on Friday there.

So I get that there is urgency, but we would say there's always time to have a 15-minute call with a threshold advisor.

Our advisors can go through the ad with them, can go through any conversations or emails they've had with the landlord just to spot any red flags that may be the rent or miss.

Are stammers becoming more sophisticated, Kat, in the way they create these fake rental adverts and interact with students then?

So what are the most common tactics or I suppose the red flags that students should be looking out for when browsing online listings?

Of course.

So we have a few tips or rules that we would say to protect yourself from common scams.

I might run through those really quickly and we can discuss the red flags that we're trying to combat with them.

So firstly, inspect the property in person.

So something that we often see is a landlord or letting agent, I say with quotes, will try to pressure the a student into putting deposit and first month's rent down, sight unseen.

So the landlord will say, I'm out of the country, but here are some pictures.

But what can they do in order to protect themselves?

Well, how did all this come about?

We moved to Dimboola in the 80s.

My dad was on the railways.

Dad was part of the golf club growing up, like with me growing up, not with him growing up, of course.

And so we spent a lot of Saturday evenings out here.
