Sometimes if you've got a smaller motel, it's always a two-person management team, but it might not need two people 24-7.

Josh ManglesonGUEST
The other interesting thing that we noted in the report was the going concern sub 20 room market now has a tighter median yield than above 20 rooms.

Josh ManglesonGUEST
And again, we put that down to that living component, but again, it's a beneficiary of the housing market.

Josh ManglesonGUEST
in that people still want some kind of a freehold asset and suddenly they've got all this equity in their house and they're actually more comfortable cashing out and buying an entry-level motel where they still own the property if everything else fails.

Josh ManglesonGUEST
They've still got an asset that's worth some money and rather than saving for years to get into a leasehold, which was a more traditional position, they're able to cash out the house and stump up the 60% that they need to get into the motel, and suddenly they're making a lot more money than what they did working in a corporate nine-to-five in the CBD, and they've got control of their lifestyle or whatever that happens to be.

Trudy CrooksHOST
Josh, what do you reckon the industry is going to be when we do the report next year?

Josh ManglesonGUEST
I mean, it's hard to not see per key rates continuing to move up as a combination of occupancy and ADR.
#032 - Australia’s Motel Market (What’s Really Driving Growth)
15:33

Josh ManglesonGUEST
If, if, uh, everyone in this room stood up and ordered themselves in height from shortest to tallest, the middle person is your median, your 50th percentile.

Josh ManglesonGUEST
And so we deal in medians and upper and lower quartiles, which are kind of halfway between your median and your minimum and your maximum.
