What are the biggest risks you see in construction, and like, where-- what are you looking for in pre-con to set your team up to succeed?

So I, I think it's important that-- well, for ourselves that my-- you know, when we build our own developments, we get involved early, the construction team with the development team.

We're part of every design coordination meeting.

We're working through them.

We're giving our advice to what we think.

You know, we-- every, every development you learn something.

You know, nothing go, nothing goes 100%, and you keep trying to carry over what you learn into the next building to not make the same mistake twice.

It's like working backwards and it's like if we start off with actually measuring cost, we can reduce all these other headaches because we're talking about it at a point when we can make a change.
