What are you keeping yourself busy with at the moment?

Well, I'm a bit too busy and you can be a busy fool.

And over the last two or three years, I think I'm guilty of being that because we've bought a lot of property And at the moment, getting planning on it, I've got nine planning applications out at the moment around the country, including Scotland, most of which I'm going to trade out of.

I'm not going to develop.

But they take so long at the moment to go through.

It's so expensive with the consultants.

They vary from sort of seven units up to 85 units.

Oh, goodness me.

That's very interesting.

Hayley Andrews, definitely.

She inspires me because her story is absolutely wonderful.

She's a woman and I'm very... passionate women in property.

I think I have to say my friend Ranjan Bhattarari because he's the gift that keeps on giving.

Why do you keep going?

Well, what happened was about six, seven years ago, I wrote a book and that sort of snowballed into doing some property TV work and so on.

And actually, my main business partner retired after 33 years.

He said he had enough of me.

And what am I going to do? I've got two daughters who are keen to get into property.

So they push me really.

And I've probably got a bit too much on.

So a couple of top tips, and then maybe there might be some questions.

What goes into that, then? What, what type of individual personality types, you know, thrives in property?

Well, I think there's two types.

I think, uh, and some people, there's a crossover, and I would be a crossover and, and lots of investors would be crossovers as well.

So there's the investor.

The investor is a very different animal to the property developer.

They're very, very different skill sets.

There's people who, uh, just do property investment and should never do any property development and don't, and they're hugely successful, and there's nothing wrong with that.
