Well, I'm a bit too busy and you can be a busy fool.

And over the last two or three years, I think I'm guilty of being that because we've bought a lot of property And at the moment, getting planning on it, I've got nine planning applications out at the moment around the country, including Scotland, most of which I'm going to trade out of.

Well, what happened was about six, seven years ago, I wrote a book and that sort of snowballed into doing some property TV work and so on.

And actually, my main business partner retired after 33 years.

Well, I think there's two types.

I think, uh, and some people, there's a crossover, and I would be a crossover and, and lots of investors would be crossovers as well.

The investor is a very different animal to the property developer.

They're very, very different skill sets.

There's people who, uh, just do property investment and should never do any property development and don't, and they're hugely successful, and there's nothing wrong with that.
