can you talk a little bit about bond yields surging how that affects mortgage fixed rates and what's the cause of all that what's the narrative around that because those could be two different things yeah um yeah what's what's your view on what's going on right now because you're right it is super volatile
5:39
Yeah, it is volatile.
5:40
It's almost every week, every two weeks, there's a new headline that sort of influences the market one way or another, or it influences us all one way or another in terms of how we're going to sort of manage our expenses and whatnot.
5:53
Look, bond yields are a function of, you know, the markets, right? Capital markets and investors and participants in the markets will put a price on risk.
6:05
And so when they see the world or certain things becoming more risky, you know, it can result in bonds.
6:15
well investors essentially wanting a higher yield or demanding a higher yield um you know to hold those treasuries or bonds or whatever it happens to be and so obviously with everything going on in the world right now overseas conflict inflation obviously uh has also been very sticky it's it's Been relatively stable the last, I guess, six to eight months, I would say, but still too high above what I think makes the central bankers comfortable.
6:46
And so the market ran up bond yields about, I'd say, 0.5, 50 basis points over the past three months.

So what do you have to say about that? Because it seems like what you're saying is like, well, if that's the case, then variable might kind of work anyways, because they're going to be forced to print their way out of it.
