... data points with respect to this and, you know, how much wealth does have to transfer in the next X number of years?

Yeah.

Well, a lot.

And one of the, um, you know, one of the points that, uh, comes up in the data, and there's brand-new data just now, just this past week from Giving USA.

They just released their 2026 numbers, so I have some breaking data on that.

But the great wealth transfer is happening.

Um, it's been happening, and for those of us in the field, we've been hearing about it, so it's gotten to be a little bit like the sky is falling, um, where it's always about to be there.

How do they start their planned giving journey?

[laughs] Oh, God, I don't know about that.

Um, I graduated a very long time ago now it feels like.

Um, but I work full-time in aesthetic medicine.

So I, um, I use i- injectables like botulinum toxin A and filler, but I also use, say, more regenerative technologies like, um, energy-based devices and the more regenerative injectables.

Um, I, I think one of the biggest ones is what causes delays and what we need from clients in order to obtain their permits in a relatively fast time and why.

Um, a lot of times we run into the issues with, um...

Well, and it's not so much an issue, the delay of maybe like a one-time closing.

A lot of VAs, you know, they do the one-time close, and we have to wait until we have a copy of the deed.

Very few counties will allow us to submit like a purchase contract that shows that they're gonna take ownership of the property, because you can't build on property you don't technically own.

Um, so that, that kind of is a delay, and that is across the board in all the counties that we build in.

Typically, we have to have the de- the deed to make sure that you own the land and that we can build it for you on that land.

So let, t- talk about just some of your experience with HOA and deed restrictions.
