the lease, how do they know, like, they're going to file the eviction on a lease violation.

Have your attorney read it to them.

You have to have somebody who can advise the court in most cases because you're right.

A lot of these magistrates, a lot of these judges, particularly the ones that aren't attorneys, they may not be familiar with these lease violation clauses.

And so you have to have a good advocate to convince them that it's worth evicting and that this truly was a lease violation because sitting back and just waiting for non-payment alone is not going to help you when you have somebody selling drugs out of their apartment, who's committing crimes in their apartment, who you know is a fraudulent applicant that isn't who they say they are.
