we've done well on them but the reality is i wanted to just do it i wanted to do it in the wholesale world so here's what i do i go to my three favorite wholesalers outside of my own company right because i could i could give it to keegly but then i'm just i'm basically i'm jerking myself off that and i'm sorry for the for the language but i i didn't feel like that's going to help me gain a new relationship that's just me patting myself on the back so why don't i go create some new relationships and help some new wholesalers do a deal and here's what i do i take the deal and i give it to three people and i say to all at the same price okay and i say first to sell it gets it and so here's what happens i didn't put the bumpers on i should have done a better job and i should have said guys i should have disclosed to all of them that i'm i'm sending this to three wholesalers And I want you all to market at the same price.

And the first one to get it sells it, gets the EMD and gets the contract.

I didn't do that.

yeah so it's kind of way of you know it's a way of hedging around that but it also puts a you know a little bit of fire underneath the buyer to move quick with the emd and solidify the offer so so we're doing that that works well on on the dispo side

I had worked so hard in college to get a near four-point-oh GPA.

I killed the medical school entrance exam.

This, I think is, you know, this was like a master class.

This was the techniques that I was using and that I continue to use right now to find deals for our co-living business, which again, is just like fixing and flipping, but I'm keeping everything that I'm buying rather than exiting on, on the MLS, which makes it much safer for me because I'm buying cash flow, not a flip.

Anyhow, number one, right? The best place to find JV wholesalers is the community, is coming into different communities and being an active member, not being abrasive, not, you know, spamming the chat like we have in the chat right now with that weird dude.

Like, just being a person who comes in and, and behaves and is, like, an activeHelpful member of a community.

I'm telling you, if agents don't have a cash buyer in their back pocket that can perform, it's gonna be real tough growing and staying in this business long-term and building a real profitable, predictable business.

And so what Monique and other agents who work with me will do is they'll go into a listing appointment and they'll say, look, Mr. or Ms.

Seller, I have done some homework.

I came prepared.

so i didn't know the condition of this house but seeing as how i've seen i'm looking at it now there's definite opportunity here and you can have a number of different ways you can sell this you can sell this house as is right now in its current condition not spend a single dime not do any work not do anything not have to clean it not have to stage it don't have to do any repairs no renovations nothing You can sell it as is to a cash buyer and that's an option.

Second option is you can do some work in this house and we can sell it for the best we can get with minimal repairs.
