So how important is innovation when addressing housing challenges? And what opportunities do you see for philanthropy to help communities test new models that could be replicated all across North Carolina?

Jama CampbellGUEST
From a philanthropy standpoint, we love to see replication, especially for a foundation like ours that funds in all 100 counties.

Jama CampbellGUEST
We talk to folks from all of these areas and talk about what those needs are in the communities.

Jama CampbellGUEST
And the one thing that we always lift up, because we've been working in the area of funding and housing for about 20 years, and we always talk first about what are the local needs? Are you polling people locally to find out what those needs are? Is it affordable rental? Is it home ownership? Are folks looking to repair homes so they can stay in homes for the long term or age in place? We're hearing a lot of need for that.

Jama CampbellGUEST
But just talking to a wide variety of folks employers, folks looking for jobs, school system, first responders, hospital workers to make sure that if a group is coming forward and they're developing some solutions, are these solutions, are they going to be needed by the folks who need this housing? Is this what truly is needed? And sometimes what is being done in one community, it could be 24 units of teacher housing in one community that might look good, but it might not work in your community.

Jama CampbellGUEST
And so really looking at what is needed, what are the resources that you have? A lot of times builders have a lot to do with what can be done, the land available to be built on.

But what are the types of housing projects the foundation funds? And what are some of the most promising models that you're seeing to help address this challenge across North Carolina?
