And how did you kind of land on that voice that you've curated so well over the last few years?

I never sat down and wrote a business plan or anything.

I never thought this could ever be a business.

Obviously, like you said, I'm really interested in this stuff.

In my prior career, I was in real estate, and I found a lot of value there.

In researching the really successful people, investors, real estate investors that came before me.

And then what I used to do was I would pretty much write my own notes of the most valuable things I learned from that person.

Are you finding ones and then reaching out to them? I know you have plenty of existing relationships, but is it kind of chicken than egg or vice versa in terms of how you go about visiting a place and crafting content?
