What about your personal best?
4:57
I got something really neat to share with you.
4:59
So I got seven children.
5:02
And I've heard it said that each child that you have will teach you more on the personal development front than you could ever get from any seminar or book.
5:14
And the more kids you have, the better person you'll likely end up being if you listen to them, right? So I got a chance to be a good person with seven kids, right? But the oldest of my children taught me something that's probably one of the most profound personal success stories.
5:32
And that's how to let go.
5:35
So she was a teenager.

11:21
Yeah.
11:21
So the, if you think about kind of simply, let's look at like a 30 acre piece of dirt in the middle of a city where you could put 10 homes per acre.
11:31
So you get 300 lots where the average lot rent is call it, you know, 700 bucks or something like that.
11:38
Versus that same piece of dirt with a three or four story apartment unit where you get five times the units because of the density.
11:47
And then the rent is $2,500.
11:50
So like you start doing the math and you get 20, 30 times the income or the revenue for an apartment on the same piece of land.
11:58
And then you start to look at the impact at the city or the county's level and the tax revenue that they're going to get will be substantially greater.
13:47
So do you typically self-fund these deals? these projects? Do you work with investors? Do you syndicate? What does the capital side of things look like?
5:00
How did it go for you and how did you stabilize it and bring it to where
5:06
it is today? Yeah, so the first park we bought with 5210 was a 147-unit kind of a park model resort community in Yuma, Arizona, which is kind of a hybrid between RV parks.
5:19
A resort community, yeah.
5:21
Yeah, so it was more seasonal.
5:22
So Yuma, as a city, there's like 100,000 people that live there all year round.
5:28
But because it's so nice in the winter, it's the warmest place in the continental United States during the winter.
5:35
Did not know that.

What's your thought in terms of mobile home versus long-term stay? Is that something you guys consider or are you only mobile home? Cool.
