It's kind of a, it's a really good market to be in if you're a, if you happen to just be lucky enough to live here right now and take advantage of it.

Yeah, it definitely, I mean, I just, I kinda coach my clients that I'm like, at least if you can hold a property for two, three years, you'll see upside on that, on the other side of that.

I- ideally, you know, we're holding for five, 10 years, that long-term hold, but it's like, even if you live in something for that two years, you know, cut out that capital gain, you're most likely going to see an upside on it, um, anywhere around the Central Ohio ar- area.

And we can definitely do things to be strategic if you know this is a short-term plan.

Um, like I had an investor, an in- well, first-time home buyer investor client who he specifically knew, he's like, "I wanna live here for one year.

It's turning into a rental, and we're, like, going to the next one." Um, and so we were really strategic about, okay, this is where you're gonna buy so that those numbers line up, knowing that you're only gonna be in this for a short amount of time.

But what would, how would you describe, um, German Village in general, and what type, I guess even, like, what type of clients, uh, would, would request to live in this area? What are they looking for?
