We talked about the fact that when you came here and you were living in OC, that people equated your methodology and what you were doing in real estate to being sort of akin to startup, right? And that led you to your first startup or can you tell us about that?

So real estate development, interestingly, even though it's sort of like the bread and butter standard thing to do, especially here in Orange County, a lot of people have made their money on that.

And other parts of the West and South have been companies that are built out of here.

But at heart, this idea of taking an empty hillside and turning it into a community, physical features, lifestyle that happens in there, all that stuff, permissions, re-entitlement, all that is really like that sort of all the elements needed to get that zero to one to get a startup going.
