That's definitely not the first conference where you said people should be doing manufacturing.

And all I can say is thank goodness that more people haven't listened to you.

Because, to me, what makes net lease most interesting and the best investment is actually investing in facilities that are critical to the ongoing operations of the tenant.

And why do you want that? You want a tenant who's A, going to be there through the lease term, but B, who's going to want to renew that facility.

And C, in the event that the company goes through a restructuring, if you have a facility that's critical to their ongoing operations, there is a greater likelihood that they will affirm that lease in bankruptcy rather than reject it.

And if you have an office building, people can almost pack up and move in a weekend.

Is that a fair way to put it? It's a fair
