What do you like about it? And if it's a good time to buy, you should be buying, right?
6:40
Oh, heck yeah.
6:41
I mean, you know, if there's opportunities, this is the time, but it is hard to raise capital during right now, obviously, because People, there's this, you know, they invest with a herd.
6:56
And so right now, you know, the stock market has done really well.
7:01
People are afraid to pull money out, which is really you wanna pull out money, you know, before it collapses.
7:06
And with rates, sorry, with value so low in multifamily, now is the time to invest.
7:14
And so we just purchased a property, a 300 unit in Tucson.
8:13
And do you think, what's the average rent growth you think you could, with the remodel?
1:53
Yeah.
1:53
But we were very good at asset management.
1:56
Um, I've, I've owned a number of businesses, uh, over, even starting in, in high school.
2:03
Um, and my, my partner, uh, was very good at that.
2:06
And so we really...
2:08
That was our strength, and we really focused on that.
2:10
And from there, we were able to buy, uh, a big property in Phoenix that year.

11 MINS LATER

12:57
So I'm curious, you're, you're starting to use some AI in your process, and I'm, and I'm just kind of curious how that's going or what you're using it for and so forth.
5:06
Do you remember what, do you, can you, can you share what those key value drivers was? Because I think you just, yeah.
5:13
So the biggest savings was we did a water conservation So we, you know, the toilets, I think we're about 3.5 gallons per flush and we changed it to 0.8 gallons per flush.
5:26
So, and we did this all in a week.
5:28
So there's toilets all over the property, but changed out the 256 units.
5:34
And so, and some are two bedrooms.
5:35
So you're talking about 400 toilets like in a week.
5:39
that we changed over.

11 MINS LATER

16:36
So there's just another like
4:16
But, um, can you speak a little bit to why you're focused heavily on Arizona and specifically why Tucson is particularly well positioned?
4:26
Yeah.
4:27
Um, I love the, it's landlord friendly, business friendly, above average population growth, job growth, job diversity, and easy for me to get to and economies of scale.
4:42
We're very hands-on operators.
4:45
When I first started out, I'd go to these real estate meetup groups and mentorship programs a lot in Texas.
4:54
There's just a ton and ton of competition in that area.
4:59
There's lots of great markets out there, but I couldn't be there on a consistent basis.
5:54
Before you keep going, explain value-add to people who may not understand what fake value-add is versus real value-add.
8:20
Uh, how do people find deals? Are they just going on Zillow? Are they just looking it up or they're going to groups, going to events, talking to friends? Like w- where does a deal come from?
8:31
Yeah, so it all depends what scale you're at.
8:33
So we're buying large multifamily, 150 units or more.
8:36
So it's all broker deals, um, whether it's on market or off market, that's another story.
8:42
But if y- if it's a single family home, uh, may- maybe it is, uh, Zillow, um, definitely broker relationships or- or real estate agents, developing those relationships so they- they know your criteria and when they have a deal that might fit it, they'll reach out to you, which is a great way.
8:59
Um, then there's also people that, um, if they're doing it on, uh, on a pretty decent scale, but smaller properties, they'll do, uh, direct to seller deals.
9:09
Um, so maybe they're sending out yellow letters or they're calling, they have a team that calls people.
12:14
Wow.
