So give us, first of all, a little bit of an overview on the property tax system.

What a lot of people are not aware of is that the property tax system of Pennsylvania, as you said, is made up of two separate bills.

There's what we would call the spring tax and then the fall tax.

So I'm going to concentrate most of our discussion today on the school tax part of it to prevent confusion, but they are two different bills.

So the one that you get, it's typically done based upon the appraised value of your property.

And when you look at the idea of an appraisal, you automatically have to recognize that the moment your house is built, the moment it gets appraised and things of that nature, you have now gotten a system that is inaccurate.

You just get the bill and it's irrespective of what family or owner income could be, correct?
