Uh, but, uh, I think just a lot of veterans are missing out because they're just being steered away from these loans.
9:52
Agree.
9:53
Yes.
9:53
The, the biggest thing, you know, just some, some insider information, right? So the VA loans, right, especially if you're not cut out and you don't specialize in them, sometimes they feel like they're more complicated because you don't know the nuances of this loan product.
10:08
So government loans in general, FHA and VA, a lot of, like, a lot of these lenders, the margins are a lot higher, right, um, than compared to, like, a conventional or a jumbo loan, right? So it's always best practice for a veteran active duty member to, to shop around, even if you're using big names like, you know, Veterans United or Rocket Mortgage.
10:34
These, these are sometimes the worst culprits at charging the most to our veterans and active duty members.
10:39
So doing what you did is exactly the right way to play it out, which have someone that you trust, have someone that specializes in VA in your back pocket, and just do the due diligence of comparing.

16 MINS LATER

26:25
Kinda thinking about wrapping up here, what's the, the one thing you want a veteran who's thinking about getting a VA loan for the first time, what's the most important thing they need to know?
13:23
A lot of people don't get the reference.
13:25
A W-2 is for someone that is a salaried or hourly employee.
13:29
At the end of the year, you receive a W-2 tax form, where basically if your taxes are being withheld by your employer, that's considered a W-2 position.
13:39
Very easy to qualify.
13:40
You can qualify on an Offer letter, if you're just getting out of service or you're moving to a new city, if you have an offer letter, you don't even have to start at the new job to qualify for a mortgage, right? So you can qualify on just an offer letter and a trailing pay stub.
13:54
So again, there are all types of easy ways to make the qualification approachable.
14:01
And then as far as credit, which is the number one hang up, a lot of people think you need 750, 800 credit to qualify.
17:59
i'm sure you deal with them all the time what do you
16:25
So if they have it ready as a packet, maybe things would expedite some things.
16:29
Okay.
16:30
Yeah, absolutely.
16:30
So on DSUR specifically, we want to make sure that you, if you have other properties, you have an organized folder with all of your OREO docs, your real estate owned documents, right? So that's most recent tax bills, most recent HOA statement and your insurance declaration or insurance policy.
16:47
You'd be surprised how many people don't have easy access to this information.
16:52
And it takes them a while to go into each portal and pull everything down.
16:55
So if you're out there and you're an investor, just having easy access to those documents, especially on these DSCR loans, because we are looking at at least one or two of your other properties to prove history and performance.
21:36
But at what point should somebody consider that type of traction?
