Maybe describe a little bit about what each of those points of the triangle and what that looks like for you here at 16Tech.

Well, innovation districts are really in the scheme of kind of economic development and just trends overall, the pendulum swinging away from the suburban office park or the traditional research park of the university, where wonderful... campus environments, but isolated and dedicated to single tenants.

And so at their core, the rise of innovation districts is really about creating density within urban environments that bring together the different actors, the companies, the startups.

your researchers, your community members, your service partners who help fuel that in an environment that is a 24-7 environment and the type of place where people want to live and they don't just go home at the end of the day and it empties out.

So activating that mixed use component is really, really important.

And it points to the fact that as an innovation district, part of our mission is not just the development of the district, but the broader economic opportunities we're creating and also the role that we play in helping to create quality of place and attract talent here.

And so last year, we opened the first residential project in 16 Tech.

When you think about, you know, 16 tech in five years, what does that look like? And how is that different from where we are today?
