One of the, I suppose, relatively unique elements of this site is that this was a classic brownfield site.

So if you look at the photos of this site 10, 15 years ago, it was genuinely a brownfield.

You know, it had been left.

There was a former power station here, but it had been left empty for a long time.

So we had to create a community from scratch because there was not really much of an existing community here.

And in terms of sort of delivering the future development growth, is there a role which you might not have mentioned or you might have touched on it just a minute ago about in terms of what the partnerships, funding innovation, how does, what role do they play?
