So how did you get started in real estate and where are you going in the future from now?
1:24
Yeah, yeah, totally.
1:26
So yeah, where I got started started just like most people.
1:29
In fact, before I get there, I'll start where I'm at now or jump right to now we've got 40 plus single family homes, I've got three large apartment complexes close to 1000 units.
1:37
But I didn't start there.
1:38
In fact, I started the same way everybody is.
1:41
So we're all given this plan, I got the same plan that somebody else gives you, you go to school, you get good grades, you take those good grades, and you go to college or university.

gurus.
1:34
So Dustin, tell us about how you got into investing.
1:36
Yeah, so I'm definitely an investor.
1:38
Like I invest in real estate, buy rental properties, long-term buy and hold.
1:42
I even do Airbnb, but like buy and hold properties.
1:46
And my goal is to create generational wealth.
1:48
I can literally and will literally give these properties to my kids.
1:51
Now here's the story of like what shoved me into real estate investing.
3:35
You got about maybe a 10% appreciation there somewhere along that, before it went over.
19:40
I just looked it
19:41
up.
19:42
175,000 tech jobs in 2026, but it's August now.
19:47
So what is that? Seven months now and 170,000, that's just tech jobs alone.
19:53
And then in general, like how many other jobs outside of tech that are going to be lost? And yeah, so, but getting to the idea of like, you can build by being entrepreneur.
20:03
I love entrepreneurship.
20:04
In fact, I think Real estate investors need to think of themselves as entrepreneurs because problems are going to come up.

So like, how do you, how do you have that insight and what
3:27
And maybe you could just quickly fill in any gaps I missed in your background that led you to where you are today.
3:34
Well, yeah, and I appreciate that quick being able to get people up to speed really quickly.
3:39
And so I personally love buy and hold.
3:42
And I started long term in 2006.
3:44
That's when I started.
3:45
I was working the dead end J-O-B, a just overbroke job working for the local county government.
3:50
And I bought one property that started making me money in cash flow.

you know, incomebuilder.io helps with this, but just in general, I think that's helpful.
1:34
So Dustin, tell us about how you got into investing.

Now here's the story of like what shoved me into real estate investing.
3:35
You got about maybe a 10% appreciation there somewhere along that, before it went over.
2:06
But Why don't you tell us a little bit about what's going on in your life since the last time we talked? You know, maybe for the audience, fill in a little bit more detail than that bio.
2:16
Yeah, yeah, absolutely.
2:17
Well, currently, I'll just give you a snapshot of future pacing, like where I am at now.
2:22
And then we'll talk a little bit about 2019 and what's happened since then.
2:25
But right now, 30, I don't know, 38 single family homes.
2:28
I'm also buying a portfolio of like nine to 12 properties right now.
2:32
But I invest in real estate.
