David, as a CIPS advisor working with clients buying in places like Spain and Mexico, what are the biggest regulatory or legal hurdles Atlanta buyers face when investing abroad or the ones that are coming here? How can agents best position themselves to guide them through the currency tax and residency rules?

David GarrisonGUEST
I think certainly putting together the correct teams within country or here, whether it's legal, notary, immigration, legal for real estate, legal for immigration, et cetera, is certainly the best step.

David GarrisonGUEST
so for example if you are doing a strict investment abroad let's say you're investing in spain and you'd like to do a short-term rental of course everyone wants to invest and have a performing asset and have it not just sit empty right um you have to be careful about that because they have in in spain and many places around the world are sort of reigning in the use of or the ability ability to do short-term rentals so As always, as I advise clients here domestically, have a backup plan.

David GarrisonGUEST
So if you can't do a short-term rental for legal reasons, can you do a midterm rental? Or what does a long-term rental look like? Those are critical pieces of the puzzle.

Can you talk to us about, from the perspective of NARS Global Business Committee and working locally with your brokerage, what specific factors are driving those international buyers besides the money? Because, I mean, obviously the opportunity is there, but what else are you seeing right now? And where are you seeing the strongest coming into Atlanta?
