So is that something you're seeing in practice and that shift towards more Gen Z

and millennials? So certainly on the customer side, yes, it's definitely an area of growth.

I think, you know, like I said, when you think of the traditional models, it's very much a man of a certain age, a businessman of a certain age who would be a member.

But nowadays it's far more than that and Gen Z and millennials I think they're big on having the experience and it's the all-around experience that they want to to buy into and it's being able to offer all of that in in one place and yeah hopefully giving them almost an extension of what they consider their home to be yeah in a way but I think on the investor side, certainly the private members club has, you know, as a real estate lawyer, what I've seen is a lot more attraction from a wide range of investors on the investor side because they see this business model differently.

It's, you know, you get a constant revenue stream from the fact that most of these clubs charge an annual fee and monthly memberships.

And then on top of that, you know, there's food and beverage offerings, you know, event offerings, etc., All the ways to generate income.

And I suppose I guess thinking of risks, sort of in today's market, what are the biggest risks and operational considerations when it comes to investors engaging in a hybrid concept like private members clubs, would you say? And how do you help your clients navigate these? What's your approach to that?
