And we made a prediction that what would happen post pandemic with all the QE that was happening and all the money that was being pumped in the economy, We predicted that there would be a big spike in inflation post-COVID, and it would quickly create a wealth gap.

Now, over the last five years, this has happened in practice, which is, you know, not to discredit us, reasonably predictable when you look at how monetary policy and the economy actually work.

So strategically and statistically, it's reasonably predictable.

The challenge, and this is like the sobering reality for all of you, is not only has this happened, but actually it's going to be a very significant period in history for the UK economy.

My honest opinion at the minute is property development is some of the hardest money that's out there.

I've done development since 2014, like bigger sites.

And then I took two years off to have my daughter in two years ago.

And this is my first application I'm putting back in.

How much work am I putting in? Is this all worth it in the end?
